Anurang Jain, the promoter of Endurance Technologies and nephew of the late Bajaj Auto scion Rahul Bajaj, has purchased a luxury villa in Alibaug, near Mumbai, for ₹38.15 crore. The villa is part of the Alibaug Townhouses project, an integrated township spread across 100 acres, and spans over 5,600 square feet. The transaction was officially registered on September 23, 2025, and Jain paid a stamp duty of ₹1.33 crore and a registration fee of ₹30,000.
This is not Jain’s first high-profile purchase, as he was previously in the news in 2024 for buying a 1,350-square-foot corner bungalow on New Delhi’s Kautilya Marg for ₹130 crore. That transaction involved a stamp duty payment of ₹8.32 crore.
In another significant real estate deal, Mumbai-based Gentex Merchants Pvt Ltd, associated with steel magnate Lakshmi Mittal, has purchased a 3,540-square-yard bungalow on APJ Abdul Kalam Road in Delhi for ₹310 crore. The transaction, registered in June 2025, involved a stamp duty payment of ₹21.70 crore. The bungalow spans 31,860 square feet and translates to approximately ₹8.75 lakh per square yard, highlighting the premium prices commanded in Lutyens’ Bungalow Zone.
Lakshmi Mittal is the chairman and CEO of ArcelorMittal, the world’s largest steelmaking company, and has played a key role in global steel industry consolidation through acquisitions and expansions. The purchase of the bungalow on APJ Abdul Kalam Road is one of the costliest real estate deals in Delhi NCR in 2025.
Both of these deals demonstrate the high demand for luxury properties in India, particularly in exclusive areas such as Alibaug and Lutyens’ Delhi.
